Terms of Service

Effective Date: July 29, 2026

1. About ShowingLens

ShowingLens is a web-based application designed to help homeowners and real estate professionals prepare homes for listing.

Users upload photographs of a property, and ShowingLens analyzes the visible features of those images to generate personalized recommendations intended to improve how the home may be perceived by prospective buyers.

Recommendations are informed by professional staging principles, buyer psychology, and visual marketing best practices.

2. Eligibility

You must be at least 18 years old to use ShowingLens.

If you use the App on behalf of a brokerage, business, or other organization, you represent that you have the authority to accept these Terms on that organization's behalf.

3. Your Account

You are responsible for maintaining the confidentiality of your login credentials and for all activity that occurs under your account.

Please notify us immediately if you believe your account has been accessed without authorization.

4. Your Photos and Content

You retain ownership of every photograph and piece of content you upload to ShowingLens.

By submitting content, you grant Merit & Pine LLC a limited license to:

  • analyze your images
  • generate your report
  • temporarily store your content as necessary to provide the App
  • improve the performance and reliability of the App

This license exists solely to operate and improve the ShowingLens service.

You represent that you have the legal right to upload and use any content you submit.

5. How Recommendations Are Created

ShowingLens generates recommendations using automated image analysis together with proprietary buyer psychology and home presentation methodologies.

Recommendations are based solely on the photographs submitted.

Because every home, market, and buyer is different, recommendations should be viewed as professional guidance rather than objective fact. Reasonable people may reach different conclusions about how a property should be presented.

6. What ShowingLens Is

ShowingLens is designed to help improve a home's presentation for listing photography and buyer showings. The App focuses on visual presentation, staging opportunities, and first impressions.

7. What ShowingLens Is Not

ShowingLens is not:

  • a home inspection
  • an appraisal
  • a structural evaluation
  • an engineering report
  • a building code inspection
  • legal advice
  • financial advice
  • investment advice
  • architectural advice

ShowingLens evaluates only what is visible in submitted photographs and should not replace advice from licensed professionals.

8. No Guarantee of Results

Every real estate transaction is unique.

Following the recommendations in a ShowingLens report does not guarantee:

  • a faster sale
  • a higher selling price
  • increased buyer interest
  • additional offers
  • reduced time on market
  • any particular outcome

Many factors influence how a home performs in the marketplace, including pricing, location, condition, competition, marketing, and buyer preferences.

9. Photo Limitations

Reports are generated solely from the photographs submitted by the user.

ShowingLens cannot evaluate:

  • rooms that are not photographed
  • areas hidden from view
  • structural conditions
  • mechanical systems
  • plumbing
  • electrical systems
  • roofing
  • odors
  • sounds
  • neighborhood conditions
  • issues that cannot be seen in photographs

Recommendations are limited to what is reasonably visible in the submitted images.

10. Acceptable Use

You agree not to:

  • upload content you do not own or have permission to use
  • upload unlawful or infringing content
  • interfere with the operation of the App
  • attempt to gain unauthorized access to the App
  • reverse engineer or copy the ShowingLens technology or methodology
  • use the App in any unlawful manner

11. Intellectual Property

The ShowingLens application, branding, report format, design, scoring systems, proprietary methodologies, and original content are the intellectual property of Merit & Pine LLC.

You may use reports generated for your own personal or business purposes.

You may not copy, reproduce, resell, or distribute the ShowingLens technology or methodology without written permission.

12. Payments & Subscriptions

Some features of ShowingLens require payment.

Subscriptions automatically renew unless cancelled before the next billing cycle.

Current pricing is displayed within the App and may change from time to time. Existing subscribers will receive notice before any pricing changes take effect.

13. Cancellations

You may cancel your subscription at any time.

Cancellation prevents future renewals but does not automatically entitle you to a refund for payments already made, except where required by law.

Unused reports or monthly allocations expire at the end of each billing period unless otherwise stated.

14. Availability

We work hard to keep ShowingLens available and reliable. However, we cannot guarantee uninterrupted access and may temporarily suspend the App for maintenance, updates, security improvements, or unforeseen technical issues.

15. Limitation of Liability

To the fullest extent permitted by law, Merit & Pine LLC shall not be liable for indirect, incidental, consequential, special, or punitive damages arising from your use of ShowingLens.

Our total liability for any claim related to the App shall not exceed the amount you paid for the report or subscription that gave rise to the claim.

16. Changes to These Terms

We may update these Terms from time to time.

If material changes are made, we will update the Effective Date and post the revised Terms within the App or on our website.

Your continued use of ShowingLens constitutes acceptance of the updated Terms.

17. Governing Law

These Terms are governed by the laws of the State of Maine, without regard to conflict of law principles.
